Waterfall’s Offices & Residences

The WATERFALL’S building is a luxury property development on Cannebière Street, in the heart of Abidjan, the economic capital of Ivory Coast. It is situated on a steep plot, offering a breathtaking view of the historic residential district of Cocody and the business centre, Plateau. The conceptual challenge consisted of exploiting a height difference of more than 20m between Cannebière Street and the talweg bordering the site to the east. This height difference allowed for the implementation of a 14-storey building while maintaining the façade of Cannebière Street in line with neighbouring buildings. Moreover, it created a 10-metre-tall artificial waterfall with a large overflow pool served by a pool house.

The building comprises a two-storey office space (1050 m² of rental space) facing Cannebière Street, and two luxury apartments (3-bedroom 165 m² and 4-bedroom 194 m²) per floor across 11 storeys (22 apartments in total), topped by a large 360 m² penthouse with a private suspended pool. The ground floor, which is located on the 7th level, is occupied by the grand hall that organises the flow of movement within the building.
